Is it time to clean your Fan Coil Unit?

Posted by Nicholas Searle ot 02:20 PM

For your health and safety, its important to service your Fan Coil Unit (FCU) at least twice a year. A Fan coil unit is used to control the temperature in your space and is part of most heating/cooling systems found in a condo, house or business. Its a device consisting of a heating and/or cooling exchanger or 'coil' and a fan to move the air in and out.
Dust, rust and mould can accumulate on FCUs. Maintenance of the fan and coil is carried out by a certified contractor who services the moving parts, vacuums the system, lubricates it, checks for leakages and general functioning, including the thermostat.
In the case of filters, these can be replaced by the contractor, however its easily done by the home owner or tenant. Residents who are sensitive to air quality need to change the air filters every 3 months. Check the colour of your filter and see if its blackened and dusty or still clean.
Replacement air filters can be purchased from your condo building or hardware store.
